Sharrah Dunlap Sawyer recently submitted Panorama Subdivision to Shasta County for review.  The project, designed and engineered by SDS, consists of 440+/- single-family lots on 307 acres.  The project site is located east of Interstate 5 and north of the town of Cottonwood.  The Planned Development consists of traditional detached single-family lots (362 units), garden court lots (84 units) and a 130 acres of open space encompassing the areas of 30% slopes, natural habitat corridors, natural drainages, and existing utility structures. 

In addition to the subdivision / planned development proposal, the project includes a General Plan Amendment and a Rezoning to apply the “PD” Planned Development Overlay District to the entire property. The overall net density of the project is approximately 1.6 units per acre.
