Mountain Vistas is a 40-unit senior apartment project for which Sharrah Dunlap Sawyer prepared the use permit, civil design drawings, landscape and irrigation plans, construction documents, survey mapping and construction staking. 

Located at the intersection of Hilltop Drive and Peppertree Lane in Redding, California, the project takes advantage of the density bonus and a parking reduction provisions within the City of Redding Zoning Ordinance.  The facility is a single building transitioning from 2 to 3 stories. Several on-site oak trees remain and surface detention was integrated into the landscape to add visual interest to the site.
