Sharrah Dunlap Sawyer played a major role in processing the Lowe’s parcel Use Permit. The parcel was developed as part of the Cypress Pointe Shopping Center’s final phase. The Center is located at the northeast corner of Churn Creek Road and Cypress Avenue and is composed of a Safeway Market, Longs Drug Store, a gas station and miscellaneous out pads. Some negotiation with the City of Redding, Army Corps of Engineers, Redding Adventist School, the McConnell Foundation and Safeway, Inc was necessary to obtain additional property and/or permits for construction.
At the completion of the Entitlement process, Sharrah Dunlap Sawyer prepared the construction documents for the 13-acre site improvements, including the extension of an 8’ x 10’ box culvert, the relocation of a 115kv overhead power line, the off-site street improvements, and an 8-foot high retaining wall.
SDS also prepared the parcel map and all the street dedication and utility easements for the project. Construction began in October, 2005 and the project was completed in October, 2006.
