“First Cut” -Site Development Analysis
By Frank Sawyer, President/Civil Engineer

Our 40 years of experience tell us that companies investigating relocation to our market area are looking for sites that are adjacent to major traffic corridors, have less than challenging topography and have easy access to utilities located nearby. These Companies tend to seek out local engineering planning firms that are familiar with entitlement processes for the various agencies within the community as well as neighborhood demographics. Sharrah Dunlap Sawyer, Inc. is ideally equipped to provide these services in the far North State.

Our company has been producing Residential Project Maps for our local communities on an annual basis for over ten years. These maps provide a quick reference to identify where new residential rooftops have been approved or are in the entitlement process. They provide our real estate and developer clients with important information as to how our communities are growing.

Experience also tells us that if our firm is contacted by a retail business or development firm during their initial investigation of our area, this contact often results in the establishment of a mutually beneficial client partnership.

With this in mind, Sharrah Dunlap Sawyer is prepared to offer qualified commercial developers a free “First Cut Site Analysis” of properties they may be interested in or properties being researched as a part of a due diligence process. Our significant in-house resources allow us to prepare a timely and detailed site analysis that will help a developer assess their risks and quickly zero in on the site that best meets their unique needs.

A typical First Cut Site Analysis includes:

• Planning information (general plan, zoning maps and setback requirements)
• Traffic count history (where available)
• Planning level topography (local city-wide topographic mapping)
• Adjacent and proposed utilities (Community Master Utility Plans)
• Analysis of access issues, local wetlands, FEMA and environmental issues
• Information regarding any major offsite infrastructure construction
• Capital improvement fees
• Timelines for entitlement processing through local government agencies
