Mountain Gate is a master planned community proposed for the northern portion of the City of Shasta Lake. The plan contains 1,700+ residential units and 272,686 square feet of non-residential development on 585 acres.
SDS has been involved from the start. Our involvement includes: working with the applicant and architect to formulate a land plan; negotiating with local, state and federal permitting agencies; providing support data to the EIR consultant and engineering the civil and hydrological components of the project.
Mountain Gate includes a general plan amendment and rezone to a mixed-use designation. Forty percent (40%) of the project site (235 acres) will be open space that protects forested hillsides, stream corridors and wetlands. Trails are integrated into the open spaces linking all the primary uses which include: a mixed-use urban center that supports both residential and non-residential uses, commercial components along the highway frontage, numerous residential neighborhoods of varying housing types, and a multi-functional park system.
The road network and trails are designed to encourage walking and biking. The design works with the topography to minimize impacts and retain the natural beauty of the site.
SDS prepared land plans and a draft specific plan for the Susanville Mill Site. The 261 acre site is adjacent to the Susan River immediately across from the uptown business district.
The design contains: large scale retail adjacent to Highway 36; a range of residential units next to existing neighborhoods; office, light industrial and mixed-use land as a transition between the commercial and residential areas; and 40 acres of park and open space integrated into the Susan River corridor. The plan defines future use and development of the Specific Plan Area including: location and intensity of allowed land uses; primary circulation routes; pedestrian corridors and connections; open space and recreation features; environmental restoration; and public utility extensions to serve the project.
The Vineyards is envisioned as a new growth area of the City of Anderson, adding high quality mixed-use neighborhoods that reinforce the agricultural character and natural beauty of the project site through incorporation of strong design and Smart Growth principles.
The project will broaden the range of housing options available within the City of Anderson and support community life through the introduction of new common areas and recreational venues and activities. At buildout the Vineyards project will consist of 5,530 units of housing.
Sharrah Dunlap Sawyer, Inc. involvement includes support with the Specific Plan and General Plan consistency for the 2,400 acre project, and the CEQA process. Preparation of tentative maps and final maps, preparation of construction documents for the first four units, as well as off-site infrastructure and roads to support the project were provided by SDS. Construction staking was also provided by SDS.
